Francis Caldarola, a Mortgage Agent at NDLC works in partnership with Del Grande Homes to provide you with the financing you need.

Before becoming a Mortgage Agent, Francis spent more than twenty years in the banking and financial services industry, having worked in in both retail and commercial banking at TD Canada Trust, TD Commercial Banking and The Business Development Bank of Canada (BDC.). He has worked with and lent to first time home buyers, existing homeowners, real estate investors and businesses for all their residential, investment and commercial real estate needs.

Francis takes pride in providing his clients a bespoke solution that is tailored to their financing requirements. He works to instill confidence within his clients by providing superior customer service, sound advice and support to thereby make the lending process more comfortable.

Very often, a significant obstacle preventing you from proceeding with your project with Del Grande Homes is financing. Where will you come up with the money to pay for your construction or renovation project?

Francis Caldarola, a Mortgage Agent* at Neighbourhood Dominion Lending Centres** (NDLC) works in partnership with Del Grande Homes to provide you with the financing you need.

The financing offered uses the equity in your house the finance the renovation or construction project being completed by Del Grande Homes.

The type of financing can include a mortgage with a set principal and interest payment, a Home Equity Line of Credit (HELOC) that allows you to draw down upon the facility (up to a prescribed credit limit) and with minimum monthly payments, or a credit card.

Francis has been worked in lending for more than 20 years, in both retail and commercial banking. He aims to treat his clients with exceptional customer service by being responsive, accessible, transparent, accountable, supportive and by providing honest advice and guidance.

Francis works with a broad range of lenders, from banks and large financial institutions to alternative lenders. This provides clients with a broad range of options in order to find the most appropriate lender and lending facility (in terms of rates, features and options) and to provide a tailored financing solution that best meets the needs of his clients.

Taking some time to talk with Francis (over the phone, in person or by video conference) at the beginning of your project allows him to better understand your project requirements, your current financial position and your future borrowing needs to thereby determine the best type of credit facility to set up and the best lender to work with.

Once you’ve advised Del Grande Homes of your interest in financing your construction or renovation project, the first step is to have a discussion with Francis to review your financing needs and options. Francis will reach out to you directly once advised of your interest of you can get in touch with him directly at 647-302-5458 (cell phone or text) or via e-mail at francis@ndlc.ca.

Once a discussion is had and the type of financing is determined, an application is completed and documents are obtained (e.g., income confirmation like recent pay slips or most recent T4) to support the application. The application is then submitted to the most appropriate lender for review and authorization.

Once authorized the lending and legal documents are prepared and reviewed between the client and Francis. Once these documents are signed and executed, they are sent for processing and the credit facility is then setup and/or funded.

Unfortunately, an approval is not guaranteed. However, Francis works with a broad range of lenders to satisfy almost all financing requests.

Francis takes all steps to get your facility in place as quickly as possible, while satisfying all lender and legal requirements.

Financing typically takes approximately four weeks to be set up; from your initial discussion until funding. However, financing is a process, and every client request is unique. The time to set up your financing may vary for a number of reasons including time needed to receive all requested documents, time needed to satisfy all lending conditions and time needed to get the legal documents prepared and signed.

Given the time needed to get your credit facility in place, it is recommended that you get in touch with Francis to discuss your financing options at the very beginning of your project. Note that financing can be arranged as your plans are being finalized with Del Grande Homes, prior to starting construction.

Francis works to minimize the costs associated with your lending facility; however, costs may vary depending on the conditions established by the lender that need to be met. Typical costs may include an appraisal fee and legal fee to register the lending facility.

All payments associated with the project and due to Del Grande Homes are made by the client directly to Del Grande Homes as per their requirements (cheque, draft or electronic transfer.)

Similarly, all payments due to the lender are made by the client directly to the lender.
